Who it’s for: Budget-conscious homeowners / new members who want a basic annual safety check.
Visit cadence: 1 visit per year (ideally fall).
Inclusions:
Change furnace filter once per year (standard 1" filter included; specialty filters extra).
Test and replace smoke and CO alarm batteries (up to ~8 devices).
Visual inspection for active plumbing leaks (under sinks, around toilets, visible supply lines)
Test a sample of GFCI outlets in kitchens, baths, and exterior.
Quick sump pump operation check (where applicable).

Who it’s for: Busy families who want comfort handled proactively (no seasonal surprises).
Visit cadence: 2 visits per year (pre‑winter + pre‑summer).
Inclusions (everything in Tier 1, plus):
Change furnace filter twice per year (included).
Test and replace smoke/CO alarm batteries at each visit.
Check and adjust toilets and faucets for minor leaks/running issues (tighten/adjust only; no major parts).
Inspect caulking/weatherstripping around key doors/windows; minor touch‑ups where needed.
Check and test exterior hose bibs and shut‑off valves (seasonal prep where applicable)
Flush hot water tank once per year (done on the fall/winter prep visit)
